How to Avoid Costly Mistakes When Preparing Your Home to Sell

Before You List

Green Fern

Spring doesn't wait. The best tradies book out first. The best stylists book out first. The sellers who move early get both. The ones who wait get whoever's left.

Here are five mistakes that quietly cost sellers the most, and how to avoid them.

1. Starting late

Spring campaigns are won weeks before the first open home. By the time your listing goes live, the sellers who started in winter already have their trades locked in, their styling booked, their photos scheduled. Start the conversation now. Not when you're ready to list. Now.

2. Doing it all yourself

Decluttering is a Saturday job. Patching walls, fixing tiling, sorting the leaky tap you've been ignoring since last spring, that's a professional job. Buyers notice what's unfinished. Inspectors notice more. A DIY fix done wrong costs twice: once to attempt it, once to undo it.

3. Skipping professional styling

This is the mistake that costs the most and shows the least. A cluttered, unstyled room can look fine in person and still fall flat in every photo, and photos are what get buyers through the door. A styled home doesn't just look good. It tells a buyer this is somewhere they already belong, before they've said a word. That feeling is what turns a walkthrough into an offer.

4. Chasing the wrong upgrades

Sellers pour money into renovations that buyers barely register, and skip the details they notice first. Scuffed skirting boards. A cluttered bench. A front entrance that doesn't say welcome. Small, cheap fixes. Big impact. Get the order right.

5. Getting advice too late

An agent or stylist can tell you exactly where to spend and where to hold back, but only if you ask before the money's already spent. A Swoon Session does exactly that. One walkthrough, every priority mapped, before a single dollar moves. Get eyes on the property early. Every dollar works harder when it's spent on the right thing, not just the first thing.

The bottom line

The sellers who win this spring aren't the ones who spend the most. They're the ones who start early, spend on what buyers actually feel, and let the professionals handle the rest.
