When is it Worth Styling a Vacant Property

Not every vacant property needs styling. Some do work more when furnished. Some don't need the help. The difference isn't guesswork. It's a score.

Rate the property on five factors, 1 to 5 each. Add them up. The number tells you what to do next.

1. Demand

Score the level of buyer competition. Multiple buyers circling, low stock, a market moving fast scores high. Few buyers, plenty of stock, a slow-moving market scores low. Styling is a multiplier. It sharpens a decision buyers are already close to making. It can't manufacture demand that isn't there.

2. Architecture: _/5

Score the bones on their own. Strong proportions, good light, a floorplan that already makes sense score high. Awkward layouts or nothing distinctive to work with score low. Styling amplifies what's already there. It can't invent architecture that isn't in the walls.

3. Ready to knock-down-rebuild or move-in: _/5

Score the overall finish, separate from the architecture. A property that's move-in ready, complete and photo-ready scores high. One earmarked for a knock-down-rebuild, still mid-renovation, or needing work before it presents well scores low. Styling is the last step, not a substitute for the ones before it, and it's wasted on a property that's about to be pulled apart.

1 = still needs significant work, 5 = finished and presentation-ready

4. Budget: _/5

Score what's actually available to spend. A healthy styling budget relative to the property's price point scores high. A tight budget stretched across too many costs scores low. Styling is an investment with a return. It needs enough behind it to do the job properly.

1 = barely any budget left, 5 = budget set aside specifically for presentation

5. Launch strategy: _/5

Score how the property is going to market. An off-market campaign with a small, considered buyer pool scores lower, those buyers are often transacting on fundamentals, not feeling. A full online launch competing for attention in a crowded market scores high. Styling earns its keep when the property needs to stop the scroll.

What your score means

17 to 25: Full styling. Every condition lines up. This is where styling makes the biggest difference to price and speed, and where holding back costs the most.

9 to 16: Partial styling. A few considered pieces in the rooms that matter, living, kitchen, primary bedroom. Enough to carry the photos and the walkthrough without styling a property that doesn't need the full treatment.

0 to 8: Skip it. Clean, presented, well-photographed is enough. Styling won't move the number too much here. Put the budget somewhere it will.
